  • Condell – Industry News: FMB backs small building firms

    With the economic downturn showing signs of recovery, the building industry is once again seeing resurgence. However, many small and medium-sized contractors believe that this long awaited recovery is under threat from rising building costs and material shortages.

    With house-builders getting back into the swing of things with new contracts, the brick shortage is well documented and much maligned. However, timber fencing is also proving to be in short supply, especially after the recent flooding and winter storms. This is compounded by recent figures from The Federation of Master Builders (FMB) which reveal rising workloads for the fourth successive quarter.

    Brian Berry, Chief Executive of the FMB, said: “Rising building costs and material shortages are causing serious concern in the building industry with 80% of SME firms expecting the situation to worsen over the next six months.

    “Although our latest snapshot is the fourth successive quarter showing positive results for workloads, employment and enquiries, this could be undermined by a spike in prices and costs.
    Materials prices are generally around 10% higher across the board with small construction firms highlighting timber products such as sheet materials and timber fencing as being particularly expensive.”

    He added: “The increase in the price of timber fencing is largely due to the severe storms that battered the UK during the winter.”

    “Added to this are concerns over the ready supply of particular materials such as bricks, which could scupper the ability of SME house builders to plug the shortfall in housing supply – this at a time when we need to rapidly increase the number of new homes.”

    “Small house builders report that brick manufacturers are asking them to wait until the beginning of 2015 for new orders of bricks and our members perceive this prolonged delay to be a decision to prioritise brick orders from large house builders.”

    “If this problem continues, SME house builders may be forced to build with alternative materials such as render or risk stalling sites for the rest of this year,” he concluded.

  • Condell – Industry News: Help to Buy boosts brick industry

    According to government statistics, the brick industry is ramping up production after several slow years since the economic crisis in 2008, largely because of the rapid increase in construction that house builders say is the result of the government’s Help to Buy scheme.

    In addition, UK brick makers reportedly stayed open over the Christmas period, when they usually close, to catch up with demand. Though the figures have yet to be properly compiled, brick production in 2013 is expected to be around 1.73 billion bricks which are enough to go 9 times round the earth or build 28 St Pancras stations.
    Arguably 2013 can be said to be the year of the brick. By the end of July, deliveries of new bricks were up 12% on the previous year. This was despite a 12% fall from the start of the year to March after 3 months of cold weather slowed production.

    Though housing is often a hot topic for politicians, there is no denying that since 8 out of 10 bricks manufactured in the UK are used for house building, brick production is considered a good means of judging the state of the housing market and ultimately the economy as a whole.

    Though this is by no means limited to the humble brick, the boom for brick makers is being replicated across the industry with figures suggesting that orders for all construction materials are now growing at the fastest rate for 10 years.

    Stewart Baseley, Executive Chairman of the Home Builders Federation said:

    “Help to Buy is driving a big increase in house building activity. If people can buy, builders will build. Existing sites are being built out quicker and developers are looking to start on new ones sooner. As a result there is an increased demand for labour and materials and we are seeing the supply chain respond. The increase in house building activity is creating jobs both directly on site and indirectly in the supply chain.”
    Housing Minster Kris Hopkins said:

    “Help to Buy has not only helped thousands of hard working families get on the housing ladder, it has also laid the foundations for a recovery in house building, and confounded the critics who claimed it would have no impact on the supply of new homes.”

  • Condell – Industry News: Last 3 months see fastest rate of house building since 2008

    The latest statistics released by the government reveal that the last 3 months have seen the fastest rate of housing development since 2008.

    The government cites that 98,700 affordable homes have been delivered through the affordable homes programme since it was first implemented in 2011. This puts the government more than half way towards its target of delivering 170,000 new affordable homes by 2015.

    Housing Minister Kris Hopkins stated that the recent boost in house building was due to the Help to Buy scheme, which provides equity loans to both first-time buyers and home movers on new-build homes worth up to £600,000. Reportedly, over 18,000 reservations have now been made through the scheme. Every reservation means that a newly built home is being sold and the government claims that house builders are using this momentum to build more homes. Around 2,000 households received offers through Help to Buy since it began in October and over 900 house builders have registered for the scheme, 94% of which are small and medium house builders.

    According to the statistics some of the biggest increases in house buildings were in Hammersmith and Fulham, Southampton, Cambridge and East Devon. London has also seen a sizeable increase in the construction of new affordable homes when compared to the same period last year while Cornwall, Wiltshire, Lewisham and Hackney delivered the most affordable homes in 2012-13.

    Notably, between July and September this year construction on new homes has increased by 8% compared with the previous quarter, from 29,880 to 32,230, while housing completions has increased by 5% from 27,380 to 28,850. Furthermore, construction on new homes for the 12 months ending in September 2013 has increased by 16% compared with the previous 12 months, from 101,280 to 117,110. In total, almost 360,000 new homes have been built since July 2010.

    Commenting on the statistics and the housing industry at large, Housing Minister Kris Hopkins said:

    “We’ve taken the tough decisions to tackle the deficit, keeping interest rates and repossessions down and have introduced a series of initiatives to help build more affordable homes.”

    “The figures show we’re building at the fastest rate since the crash in 2008. More people are securing a place on the housing ladder and we’re delivering tens of thousands of affordable homes across the whole country.”

    “But there’s still more to do, and improving the housing market will remain a top priority,” he added. “This means getting builders back on site, delivering new housing, more jobs and ensuring every hard working family has a place they can call home.”
